What is the difference between an Access Appraisal and Access  Audit?   

The difference between an Access Appraisal and an Access Audit relates to the level of detail assessed in relation to access and the level of detail provided in the report to the client, simply put an Access Appraisal is a less formal version of an Access Audit while still covering all the relevant elements of a building and its environment

What Elements does the Access Appraisal Cover?     

The scope of the Access Appraisal can be tailored to meet the individual requirements of the client. In general our Access Appraisal will cover all Elements of the Building and Environment using a more generalised style of reporting to an Access Audit, highlighting any potential barriers that may exclude a person with disability from equitable and dignified access. Typically an Access Appraisal would cover  

  • Eternal approach and carparking
  • Entrances
  • Corridors and horizontal circulation
  • Ramps
  • Lifts, stairs and vertical circulation
  • Toilet facilities
  • Internal doors
  • Floor and lighting
  • Control and switches
  • Signage and wayfinding
  • Tactile ground service indicators
  • Internal surface finishes
  • Kitchen area
  • Emergency means of escape

There may be many more site specific Elements e.g. Swimming Pools, Children’s Service Areas and Playgrounds which can be added as part of our comprehensive Service.         

How is the Access appraisal presented?          

Following the on-site assessment Obvius Access we will provide comments on Access barriers which may prevent ease of use for a wide range of potential users, including people with disabilities, older people and parents with young children. We provide a general overview of Access Barriers and non-compliance along with colour photographs and text where appropriate to assist in highlighting some of the access issues against Disability Access codes, standards, and legislation such as The Building Code of Australia/National Construction Code, The  Disability   (Access to Premises-Buildings) Standards 2010, and  The Disability Discrimination Act  , The suite of AS1428 and all pertaining standards and other relevant guidance.         

Which is best for me? An Access Audit or Access Appraisal?   

An Access Appraisal   is a useful tool for an organisation considering a pre purchase or lease access report or an organisation with a range of existing buildings who wish to require a general overview of Accessibility without the expenditure of Individual Access Audits.   

However if you are considering making changes to your buildings, undertaking building works, or making other developments we recommend a full Access Audit by Obvius Access which provides a higher level of detail in reporting Access barriers, solutions and prioritised recommendations of compliance this will invariably save you time and money in the long run.    

Obvius Access Appraisal reports  are structured in a user friendly accessible format and presented by e-mail in a Word and PDF copy, which will help to incorporate your Access Appraisal into an Action Plan for the future.
